The Community Property Management Division of Prudential Commercial Real Estate provides association management services for condominiums, cooperatives and subdivision HOAs, as well as turn-key rental property management programs for developers and bulk-unit investors in commercial, residential and mixed-use community developments throughout Florida.

The Prudential Approach to Community Property Management: Our core philosophy is simple: that community property associations and rental property pools should be managed as business entities, with emphasis on controlling costs, eliminating waste, improving efficiency and maintaining market value for the property owners.
Management Tools / Systems Used:
Prudential Commercial uses the industry-leading TOPS property management software program, developed specifically for community property management applications. The TOPS program integrates seamlessly with Prudential's interactive website, enabling automation of accounts receivable procedures through commercial bank lockbox service, and providing both community association members and rental property tenants with ACH direct debit and online payment capabilities. The TOPS Work Order module maintains records of all maintenance/repair jobs and projects, submits bid requests and work orders, and maintains a comprehensive database with invoice/payment history, W9 and insurance information for all contractors in our system.
Our Approach to Unit Owner/Tenant Customer Service Issues: Proactive involvement, an ability to identify and address problems before they become major issues, and prompt response to needs and requests are trademarks of the Prudential Community Property Management Division. We take a personal approach toward community covenant violation issues; important to convey to association members and tenants that covenants and restrictions exist for collective benefit and for protection of property values.
Integration with real estate sales agents & prospective property buyers: We ensure that sales agents are fully informed regarding assessment requirements, community covenants and property use restrictions, so this information may be accurately conveyed to prospective unit buyers. We are available to address any questions or concerns regarding the rights and obligations of community association membership.

We recognize the significance of a developer's role in the administration of a community association.
